I recently went to view a farm that is for sale in the Paraguayan countryside.

It is a small farm covering 5 hectares that would be suitable for use as either a hobby farm or as part of a homesteading lifestyle. It contains enough land and infrastructure to be run as an almost self sufficient estate.

The location is just outside the town of Coronel Oviedo, approximatly 140km from Asuncion. The main east-west route across Paraguay (Ruta 2) runs through Coronel Oviedo and so access is straight forward. From Ruta 2 there are just a few more kilometres of paved road and then one kilometre along a good dirt road that passes the property’s front gate.

Gate and front fence are both metal and well maintained. The gate previously had an electric opening mechanism , but the motor for that needs replacing.

It is in a quite spot with very little passing traffic and yet still only a few minutes drive from the town.

The farm sits on a long rectangular plot. 62.5 metres by 800 metres. It is fully fenced with boundries clearly marked,

Immediately behind the gate are the house and gardens. This covers approximately the first 300 metres of the plot.

Here is to be found a lawn, the farm house, various outbuildings and numerous fruit trees.

The fruit trees form an orchard of established trees. Citrus, mango, avacardo, star fruit, grapes, passion fruit and many bananas amongst others.

There is a carport in front of the house next to a workshop and chicken coop with enclosed chicken run.

Behind the house there are two animal barns with pens for animals of differing sizes. From pigs to cows and horses. These are both connected to the water and electric supplies.

Electricity is mains electric and is single phase. The water comes from a deep well on the property and has a constant high pressure. A water tank high above the ground ensures that pressure is maintained.

Also in the garden is a small smoke house for hams and the like.

There are additionally a number of fenced in vegetable gardens which simply need replanting.

The farmhouse itself is well built and in a very good condition. It would be possible to move in without making and modifications. The house is 80 square metres in size.

It was built to German standards and as well as having double thickness walls (which is unusual in Paraguay) has fitted double glazed windows and a matching door. The windows also additionally have mosquito netting across them.

The interior of the rooftiles has been lined with wood to match the roof beams, and also to reduce the sound of rain during heavy downpours.

Entering the house brings you into the kithen/dinner. This has a fitted kitchen with all the cupboard space that would be required. Here there is also ample space for a dining table.

This section of the house is open plan. Behind the kitchen is the lounge area where is to be found a built in chimney. With the addition of a stove this would be a very cozy spot to sit on a cold winter night.

Being open plan it is easy to see the state of the walls and ceiling. Both are excellent condition with no sign of any of the rising damp that is some common in Paraguayan homes. This again goes back to the quality of the construction.

From the lounge a corridor leads to the remaining rooms.

First there is a large bathroom. Well kept like everything else. There is a boiler up on the wall providing hot water for the the shower.

After this there are two bedrooms. A principal bedroom and a well sized second bedroom. Both bedrooms have fitted wardrobes stretching along their walls.

The main bedroom is the only room that currently has air conditioning with fans being found elsewhere.

There is then one final room. An office or study that could also be used as a childs bedroom.

Back outside and behind the animal barns a fence runs across the property seperating the gardens from the farm.

There is a wooden gate to pass through from one to the other and a pathway to follow through the farm.

This area has in recent years been left dormant and so currently has no planted crops but is instead native woodland and pasture. Like the gardens this part of the land is approximately 300 metres deep.

First there is native woodland. This has been allowed to grown naturally but would not take too much work to clear out the undergrowth leaving leaving just trees behind.

Behind this and about the same depth as the woodland there is pasture. This could either be left as pasture or replaced in part by crops.

Then finally the remainder of the the land consist of a small eucalyptus plantation and then a little more pasture.

Beyond the bottom of the property is farmland. So the land will not be encroached upon from the rear by settlement for the foreseeable future.

The property has all it’s deeds in order and is priced at a very reasonable 80,000 Euros.
